Los Pinos is a small subdivision of about 40 homes started in 2004 within the city of Rosenberg, Tx. It is located on Airport and Graeber Road.   Homes range in size from about 1750 to 2200 sq.ft.   Los Pinos homes range in value from $130,000 to $185,000 in 2014-2015. Los Pinos has good access to Houston by the freeway US 59 and US 90A.  If you are looking for low tax rates try Los Pinos, Fountains at Jane Long and Bayou Crossing

Bayou Crossing
Bayou Crossing was started in 2005 within the city of Rosenberg. Some smaller homes are as small as 1432 sq.ft. Prices range from $125,000 to $200,000 in 2015. Castlerock is the current builder with new homes that range from 1800 to 2500 sq.ft . and are priced from $190,000 to $230,000. Taxes are about $2.38 with no MUD taxes. If you are looking for low tax rates consider Bayou Crossing, Los Pinos or Fountains at Jane Long.
Lamar ISD public schools are Ray Elementary School, Navarro Middle School, George Junior High School, and Terry High School. Holy Rosary Catholic school and Calvary Episcopal School are private schools nearby.

The Reserve at Brazos Town Center

The Reserve at Brazos Town Center is a 546 acre master planned community started in 2008 near Richmond and Rosenberg, Tx..  Current Builders are Perry and Westin with prices that range from $250,000 to $380,000. It has a MUD district within the City of Rosenberg. When finished it will have 223 house lots. In 2015 it is about 50% built out.
The Reserve at Brazos Town Center connects to the Brazos Town Center shopping center by Town Center Blvd. for lots of varied shopping and restaurants. It has easy access to FM 2218, FM 762 and Reading Road, all of which give access to the freeway US 59 (I-69) which is nearby. Bonbrook Plantation

Bonbrook Plantation is located near US 59 off of FM 762 to Benton Road or FM 2977 to Reading Road.  Bonbrook was started in 2006, but most homes were build since 2012.  Homes range in value from $160,000 to $300,000.  New home builders are DR Horton, Hovnanian and Beazer Homes.  Bonbrook Plantation is  about 75% built out in 2015. The Fountains at Jane Long Farms


The Fountains at Jane Long is located located on newly renewed Golfcrest Drive and Williams Way in the City of Richmond. The fountains are hard to find. Fountains at Jane Long Farms is a part of Richmond with no MUD taxes and a low tax rate in 2015 of about $2.65 and a low Home Owners Assoc. assessment.  There are just over 100 homes in the community with homes from Leckhampton, Deerwood and  Remington.  Fountains at Jane Long is about 90% built out in 2015.  Homes range in value from $154,000 to $210,000 in 2015. The Fountains at Jane Long is a part of the City of Richmond which is a small town of about 12,000 people even though the address of Richmond extends for a large area. If you want lower tax rates look at Jane Long, Los Pinos and Bayou Crossing.
Lamar ISD provides Hutchison Elementary School nearby on Williams Way, Wessendorf Middle School , Lamar Jr. High School and Lamar High School on Mustang Avenue in Rosenberg.
Jane Long was a pioneer woman in the early days of Texas, who lived nearby.

Oaks of Rosenberg

Oaks of Rosenberg is a small community on Bryan and Spacek Road developed by Perry Development for Perry Homes.  It has good access to the freeway US 59 and great shopping at Brazos Town Center which is nearby.  The community got started about 2006 and building was completed in 2013 with more than 200 homes.  Homes generally range in value from $150,000 to $300,000. Oaks of Rosenberg has a swimming pool, walking trails and children's park.

Summer Lakes



Summer Lakes was started in 2005 just south of the Brazos Town Center shopping center near Richmond and Rosenberg, Tx..  To enter take FM 762 from the freeway 59 to the south, then immediately on  FM 2977 to the right and Reading Road to the left.  Summer Lakes is about 60% built out. Current builders are Current  Plantation Homes, Highland Homes, Ashton Woods, Stone Ridge, GreenEco Builders.   Homes range in value from $156,000 to $325,000 in 2015.  When finished there will be about 1,000 homes. The community has two lakes with walking trails and a third lake is coming soon. A community center, large swimming pool, play ground is provided..  Summer Lakes has lots of shopping nearby and even more coming soon in a large discount mall.  Tax rate in 2014 was $3.175

Chrystal Lake Estates

Crystal Lake Estates located off of FM 359 near the intersection with FM 723 at the end of Bob White Road.  The tree lined entrance is gated.  This quiet neighborhood has many older growth, native trees and a central lake with a fountain.  This is a small neighborhood with a total of about 60 lots. These lots vary from  about ¼ to ¾ acre.  No one is far from the lake and green area.  Hovnanian Homes  has purchased the remaining lots and is building homes in the $500,000 to $600,000 range.  Crystal Lake is close to Foster  High School and the Junior High and 6th grade.

Summer Park (Park Place)

Summer Park is a small subdivision started in 2014.  It off of FM 2977 just west of Reading Road and very close to shopping with the Brazos Town Center nearby, and good access to Houston on nearby freeway 59.  Turn right on August Green to a roundabout and a sign saying Park Place which is Summer Park.  You will pass a new school under construction.  Right now Summer Park public schools are: Thomas Elementary School, Navarro Intermediate School, George Junior High School and Terry High School.  There are two builders in Summer Park:  J. Patrick Homes and Highland Homes. Prices range from the high two hundred thousands to four hundred thousand.  The community will eventually have two lakes and now has a park.

Walnut Creek
Walnut Creek is a Friendswood Development community off of FM 2977 south of Richmond and Rosenberg.  There is easy access to the freeway 59 at Brazos Town Center.   Started in 2008 Walnut Creek will eventually have about 400 homes.  Current builders are Lennar/Village Builders and Scott Thomas Homes.  Walnut Creek has a few homes with as little as 1200 sq.ft. up to 3500 sq.ft.  Prices average more than $200,000.
Walnut Creek has a community center with a swimming pool and playgrounds for younger and older children.  A greenbelt, park & picnic area, walking trail and soccer field are part of the amenities.
Lamar Consolidated ISD provides the public schools with  Cora Thomas Elementary School which is within Walnut Creek.   Reading Junior High School and George Ranch High School are on FM 762 in the country.

Bridlewood Estates homes for sale

Bridlewood Estates is located south of US 59 near Greatwood. (map) It is in the country on FM 762.  Private schools are available. St. Laurance Catholic School on Sweetwater in Sugar Land has pre-K through 8th grade. Fort Bend Christian (Baptist) Academy is located on 7th Street in Sugar Land with pre-K through High School. Calvary Episcopal School on FM 762 in Richmond has pre-K through High School. Faith Lutheran School and Preschool, in Sugar Land pre-K through 5 th. Honor Roll School, Sweetwater Blvd, Sugar Land 2 year old through 8th grade.
Wharton County Junior College and the University of Houston have a joint campus  on west side of Sugar Land in Telfair. Wharton County Junior College trade school is located in Richmond.

Sports and Entertainment

Sugar Land Little League is available. Greater Sugarland Select Baseball (Nations) is available. FFPS Soccer (Fun Fair Positive Soccer) league is available for children. Select volleyball is available in the Eclipse league. Houston Southwest Heat Volleyball is available in Sugar Land. Slaters sportsplex in Pecan Grove features volleyball and basketball training and competition.  Lifetime fitness has a huge complex on SH 6 between 90 and 59. A large YMCA complex is located on FM 762 in old Richmond.
Greatwood Golf Club has an 18 hole public golf couse with affordable prices. It has a large clubhouse with restaurant, golf instruction, practice green and leagues. Also Fort bend Country Club, The Houstonian and Shadowhawk courses are not far away.
AMC has 24 theaters in Sugar Land near the Mall. Cinemark has a 12 theater venue at FM 762 and US 59. The Palladium is on 99 near Long Meadow Farms. Sugar Land has a minor league baseball team, The Skeeters. Constellation Field is located near alt. US 90 and SH 6. Come embrace our mosquito population. George Ranch Historical Park is interesting. Houston Museum of Natural Science at Sugar Land is in the middle of Telfair. A large library, George Memorial has lots of internet connections also.

Shopping.

Yes you are at the southwestern edge of Houston, but there is plenty of shopping close by. The RiverPark Shopping Center is major regional shopping center anchored by an HEB supermarket and includes such tenants as RediClinic (inside of HEB), Bank of America, Walgreen’s, Blockbuster and a huge Star Furniture Showroom. Dining can be at Joe’s Crab Shack, Chick-Fil-A, Salt Grass Steakhouse, Chili’s, Starbucks and Whataburger.
Brazos Town center with a Kroger supermarket is located at US 59 and FM 762 very close by with many restaurants.  First Colony Mall has a huge complex of shops and restaurants on US 59 between Sweetwater and SH 6.
Bridlewood is a great place to live in a country setting, yet being close to the amenities of the city.

First Colony area

The First Colony Mall area south of US 59 and Sugar Land Town Square are what most people think of as Sugar Land these days.  The original Sugar Land is located on US 90A just east of SH 6.  As time marches on Sugar Land has developed around the First Colony area and the original townsite and the locations have grown together.  Originally First Colony  was a 9700 acre master planned community.  It has over 9500 residential houses and 61 neighborhoods.  Since the beginning of First Colony in 1977 other communities have blended into the edges, so much so, that it is difficult to define the original First Colony.
