These communities are associated with the original development of this area. This area started in the early 1980's with the development of Cinco Ranch and Via Ranch which were rice farming and cattle ranches. After the intial start It remained dormant for several years and revived in 1992. Much of the area was developed under the name of Cinco Ranch.  These homes were built mostly in the early 1980's before the modern Cinco Ranch development started. This area has completely developed shopping areas along all major corridors. If you like established communities with mature trees, you will like this area best. West Memorial is to the north of Cimarron between Kingsland and I-10. Values range from $80,000 to $132,000 with an average of $101,000 and 1839 sq.ft. They were built between 1974 to 1984. West Memorial community has a good website.
Katy Ind. School Dist serves the area with West Memorial Elementary and West Memorial Junior High both which are on Provincial Blvd in West Memorial and Katy High School which is located in old Katy at US 90 and FM 1463. Katy High School has a very good football program. The community has a pool, clubhouse, a lovely park with playground equipment and a large pavilion.

Memorial Parkway lies between Mason and Highland Knolls and Westgreen with homes that range in value from $80000 to $196000 and average $117,342 and 1995 sq.ft. These homes were built from 1975 to 2000, but mostly in the 70s 80s. With 2,219 homes Memorial Parkway is self-managed by homeowner volunteers.
Memorial Parkway has a clubhouse and two swimming pools, six tennis courts, a fullsized basketball court. Playground with picnic tables.
Katy Ind. School Dist serves the area with West Memorial Elementary and West Memorial Junior High both which are on Provincial Blvd in West Memorial and Katy High School which is located in old Katy at US 90 and FM 1463 for the north part. The south part of Memorial Parkway Hayes Elementary School Memorial Parkway Junior High School on Highland Knolls and Westgreen. Taylor High School is located on Kingland and Westgreen.
